The rules just Changed

The Renters’ Rights Act 2025 came into force on 1 May 2026. It’s the biggest shift in rental law in a generation — and almost every change tilts the playing field toward tenants. Here’s what you’re now responsible for.

⚠ No more easy exit

Section 21 has been abolished

“No-fault” evictions are gone. To regain your property you now need a valid Section 8 ground, served correctly, and likely tested in court — with possession claims taking a median 27 weeks.

Every assured tenancy is now periodic. Tenants can leave with two months’ notice. You can’t lock them in. Rent increases are capped at once a year and challengeable at the First-tier Tribunal.

How is guaranteed rent different from regular letting?
In a normal letting arrangement, your rent depends on the tenant paying. With our guaranteed rent scheme, we lease the property from you directly for an agreed term (usually 1–5 years) and pay you the same rent every month — whether anyone is living there or not. We then handle finding and managing the tenants ourselves. You’re insulated from voids, arrears, and the new tenancy laws.
Will I get full market rent?
The guaranteed rent figure is typically slightly below the absolute peak open-market rent — that’s the trade-off for zero voids, zero fees, and zero risk. Once you factor in management fees you’d pay elsewhere (often 10–15%), void periods (industry average 3–4 weeks per year), and repair costs, most landlords end up financially better off and a great deal less stressed. We’ll show you the full numbers in your offer.
Section 21 has been abolished. How do you handle problem tenants?
Two ways. On guaranteed rent, the tenant is contractually our problem — your rent is paid regardless. On management contracts, we vet rigorously upfront (right-to-rent, credit, references, employment) so issues are rare. When they do arise we serve Section 8 notices on the correct grounds, working with our partner solicitors through to possession orders and bailiff appointment if necessary.
My borough is bringing in a new selective licensing scheme. Can you handle it?
Yes. We track licensing schemes across every London borough — including the new schemes in Hackney (May 2026), Brent (February 2026), Havering (March 2026), Wandsworth (April 2026), and Lewisham. We identify which licence you need, prepare the application, supply all required certificates, and manage the renewal cycle. Penalties for non-licensing reach £30,000.
What if my property needs work before letting?
We’ll tell you upfront in the valuation. Small jobs (decorating, replacement carpets, minor electrical) we can organise through our trusted contractors with payment plans available. For larger refurbishments we provide quotes from at least two contractors so you can compare. Once the property is on guaranteed rent, all day-to-day repairs during the lease term are covered by us at no additional cost.
What types of property do you take?
1 to 4-bedroom self-contained houses and flats across all 32 London boroughs are our core. We also take HMOs, multi-unit blocks, and small portfolios. Properties need to be safe, structurally sound, and capable of meeting the Decent Homes Standard. If you’re not sure your property qualifies, send us photos and we’ll let you know within 48 hours.
What happens at the end of the lease?
You have full flexibility. Renew with us for a further 1–5 years, switch to our management-only service, sell with our sales team, or take the property back to manage yourself. Whatever you decide, the property is returned to you in pre-let condition allowing for fair wear and tear.
Do I need to be UK-resident?
No. We work with overseas landlords regularly and handle the Non-Resident Landlord Scheme reporting on your behalf. Westminster and some other boroughs require overseas landlords to use a professional managing agent — we satisfy that requirement.
