EPC Information — Energy Performance Certificates Explained
An Energy Performance Certificate (EPC) rates a property’s energy efficiency from A (most efficient) to G (least efficient). Whether you are selling, letting, or buying a property in East London, understanding EPCs is essential.
What Is an EPC?
An Energy Performance Certificate provides a standardised assessment of a property’s energy efficiency based on its construction, insulation, heating systems, and glazing. The certificate also includes a list of recommended improvements and an estimate of the potential energy rating your property could achieve if those improvements were made.
When Is an EPC Required?
- Selling: An EPC must be commissioned before the property is marketed and provided to buyers at the earliest opportunity
- Letting: An EPC must be provided to prospective tenants before they commit to a tenancy
- New builds and major renovations: An EPC is required upon completion
An EPC is not required when selling to family members at below market value, or for listed buildings where compliance with energy efficiency requirements would unacceptably alter their character.
How Long Does an EPC Last?
An EPC is valid for 10 years from the date of issue. If your property has had improvements made to it since the last EPC was issued — new boiler, insulation, double glazing — it is worth commissioning a new assessment, as your rating may have improved and a higher rating can be a valuable marketing point for both sales and lettings.
Minimum Standard for Rental Properties
All rental properties in England must achieve a minimum EPC rating of E. Properties rated F or G cannot lawfully be let. The government has indicated a future intention to raise the minimum to C — landlords with D or E-rated properties are advised to plan improvement works in advance. Common improvements that can raise your EPC rating include:
- Loft insulation (one of the most cost-effective improvements)
- Cavity wall insulation
- Double or triple glazing
- A more energy-efficient condensing boiler
